We designed a 2nd floor dormer addition to add a master bath to an early century Bungalow farmhouse. The bathroom also includes a stacked washer dryer to save trips down two flights of stairs to the current basement laundry. The new dormer also encompasses the existing stair dormer to keep the roof line and back elevation of the house looking good.
Backyard Cottage, Ballard, Seattle

Taking advantage of the newly approved Seattle ordinance allowing backyard cottages in Seattle, StudioDEC is working with a Ballard couple to create a ~600sf backyard cottage behind their turn-of-the-century home. It will contain shop space, an office and a self-contained studio unit on the upper level. with kitchenette and bathroom. as well as integrating sustainable design practices such as solar photovoltaic, solar hot water, passive solar design and rainwater harvesting. Getting the cottage to fit in the backyard given the new cottage and general zoning requirements was tricky and required a custom solution vs. a pre-fab or modular structure.
Noland Hansen Stillner House Move, Madison Valley, Seattle

The StudioDEC crew is proud to have helped another great old house escape the wrecking ball. Another Nickel Brothers Moving job, this house ended up only a short distance down the street from where it had been built in Seattle’s Madison Valley. Surrounded by a city green belt, the Seattle Parks Dept. bought the house from Fred Noland and Susan Hansen in order to extend the green belt. Part of the sale agreement was that the Parks Dept. would try and find a buyer that would move the house to save it from becoming landfill. That buyer turned out to be Fred and Susan, along with friend Karl Stillner. They found a lot just blocks away and the move was on! Nickel Brothers Moving handled the logistics, and connected StudioDEC with the homeowners. We worked with them to design a basement for the moved house that could contain a mother-in-law unit (or ADU as the city calls them). The new site was a tight fit for the moved house, and steep slopes (which meant the project had to conform to the City’s Environmentally Critical Area regulations) at the sides and rear of the lot made for a difficult design and permitting adventure, and of course a tough time excavating and building retaining walls. Associated Earth Sciences was brought it to provide geo-technical expertise to the project. Follow the entire story here (with great photos) as told by the owners friend Ed Plikaytis.
Davis-Wilson Residence, Seward Park, Seattle

Another house saved from the wrecking ball by a couple not afraid of taking on a project and the Nickel Brothers House Movers. Tawny Davis and Ian Wilson found this historic Kent Valley farmhouse slated for demolition. They purchased a lot near Seward Park to provide a new home for this turn of the century house, and StudioDEC quickly came up with a design for a new daylight basement featuring a 2-car garage/shop, as well as a redesign of the kitchen and addition of a master suite on the 2nd floor . This was a challenging project requiring close work with the Seattle building department to enable the house to move onto it’s new lot before the permit for the basement was obtained (due to the impending demolition schedule). The house was moved via truck and barge at the end of December, in the early morning hours. This house moving project will be featured in an upcoming TV documentary. The owners will act as General Contractors to complete the remodel.
Clark Residence, Seward Park, Seattle

The Clarks were ready to build a new house on their empty lot in Southeast seattle when they found a house that was about to be torn down for a townhome development. So instead, they had the house moved to their site (Nickel Brothers House Moving did the heavy lifting) and placed on a new daylight basement housing it’s own apartment. With sealed concrete floors, a Tulikivi wood stove, this new ~ 900 sf basement unit faces a patio looking south. This project had all the site challenges of a new house with the adaptive re-use issues of remodeling an older, Seattle home. Neal Chapman of Brixton Builders is the General Contractor.
Gilfry Residence Additon, North Seattle

Addition of a dining room to a 1940’s era house. This new space will connect the recently remodeled kitchen to a new deck, patio, and the big backyard. Also designed are dormer additions to the existing attic creating a spacious master suite with a new bathroom overlooking the backyard and plenty of closet space.
Schuppe Residence Remodel, Fremont
designed, 2007
A new house in Fremont, replacing a dilapidated turn of the century structure (nearly everything of any value from the demolished house was salvaged by the owner). Full basement and two floors, featuring in-slab radiant heat, open kitchen and living space with lots of natural light, a gas fireplace, vaulted ceilings on the upper floor, and three full bathrooms This project will be Built Green home, using environmentally friendly materials and less energy than standard homes. A multi-colored stucco exterior keeps the rain out.
Bower-Garner Residence Remodel, West Seattle
designed, Spring 2007
Interior remodel to a Craftsman Bungalow, including a new kitchen and dining room, and adding a bathroom, bedroom, and media room to the existing basement, as well as reconfiguring the laundry room and furnace/water heater. A new back doorway added a connection to the patio from the kitchen space.
Linehan Residence Addition, Lake City

Expansion of existing 2 story house on the ground and 2nd floors, utilizing an existing cantileverd deck. Remodel and expansion of the kitchen to include a peninsula with custom shelving and cabinetry to work around an existing plumbing chase.
Krueger Kitchen Addition, Ballard
designed, summer 2006, Built Fall 2006
Expansion of kitchen and addition of a 1/2 bath to the back of the house. A butler’s pantry was reclaimed to make room for the bath on the main floor. Keith Hilgers of Keitam Construction did a wonderful job on this project.
Spannaus Family Room Addition/remodel, Lake City

Addition of a family room with a dramatic sloped ceiling, a sunny southern window wall and enlargement to the family kitchen.
James Kitchen, Ballard

Major interior remodel including renovating the kitchen, including adding an island, and turning a bedroom into a dining room. This renovation opened up the typical, claustrophobic tudor-esque floor plan (common to many ’30’s era Seattle homes) while still keeping period detailing in this art-deco flavored tudor.

Collaboration with architect Larry Holman on extensive remodel to 1950’s residence on the Magnolia bluff. My work included construction documents and permitting for the project which encompassed enlarging the 2nd floor and remodeling and updating the kitchen by opening up several walls.

Conversion of the attic of a 1920’s bungalow into a sleeping loft with an office an bathroom, and a new mudroom. Collaborated with the homeowner to attain a high level of detail true to the era of the house as well as carve an innovative living space out of the existing attic.
Stuifbergen Addition/Remodel, Ballard

2 story addition to the rear of this ballard home, encompassing a mudroom and remodeld kitchen with island and eating nook, powder room, and deck for bedroom above. Collaborated with the owners (a landscape designer and stone/tile setter) on many design details.
Brewer Condo Remodel, Belltown
Designed summer 2001
Major interior remodel 0f 16th floor 1 bedroom unit for a tech industry bachelor. The client wanted a sleek bachelor pad on a tight budget. The design featured glass tile in the bath and kitchen, chrome counterop edging, a custom stainless piece to hide plumbing pipes from the unit above, hog hair Flor brand carpet tiles, and a red linoleum kitchen floor with complimentary yellow linoleum on the countertops. Oak cabinets from ikea were used in the kitchen stay within the budget. Aluminum door and base trim helps tie it all together, making a colorful and dynamic feeling bachelor pad with a view of Elliott bay.

Interior kitchen, dining, and bathroom remodel to residence built in the early 1900’s. New custom maple cabinets, granite counters, and stainless steel detailing tied the new kitchen and appliances together. A new entry allowed the upstairs to functin as a separate living space.
